What's the size of your map, by the way, both bsp and vmf?
Also change the texture of the dock. Docks are rarely tile. -Facepunch

You got a "microbrush". All corner vertices of a brush should be on a 1 Unit Grid or bigger. Otherwise vbsp.exe goes crazy:

One of your brushes is too small to be compiled- it probably got this way through grouping and shrinking. Press CTRL+SHIFT+G to find the brush number given, and delete or resize it.


Also it seems you got a leak!

Maybe your map is also very, very big. You have to place your brushes very carefully and efficient to avoid ">MAXIMUM..." errors.
