I'm having the same problem, it seems that the automatic VIS blocking
isn't as great as it was in HL1. Try and add some areaportal and
hint brushes.

right, still having the same probs but I have increased the fps by about 20 on most areas in the map by disabling dynamic lighting in the point_spotlights I've got on my swinging lights. They seem to have been the problem, so now i'm not AS bothered about the drop in fps as it now only goes to about 45, which is higher than I get at CT spawn on cs_office. This also stopped the tree from turning white.

First put sv_cheats 1
Then mat_wireframe 1

How do you stop dynamic lighting, because my dynamic lighting max's out on my map and all I have is normal lights and spotlights?

go into the point_spotlight's properties, and under flags there's a box that says something along the lines of "Not Dynamic Lighting", just tick that and push apply. It stops the spotlight from lighting up the floor and walls around it but improves performance alot

Do you have windows that allow the player to have a line of sight into the building? If that's the case, you can use func_areaportal_window to seal off the interior of the house until a certain distance away.
The dynamic lighting disabling helps, but no one has answered your original question yet.
